Job Description

The Facilities Maintenance Technician I- supports the safe, reliable, and compliant operation of building systems, utilities, and infrastructure at a regulated pharmaceutical oral solid dose (OSD) manufacturing site. This hands-on role performs preventive and corrective maintenance on mechanical, electrical, plumbing, HVAC, purified water, refrigeration, and facility support systems. Responsibilities include component-level troubleshooting, environmental system monitoring, contractor oversight, and support for emergency response systems including backup power generation.

Key Accountabilities
Routine Maintenance & Facility Support
o Perform inspections and maintenance of building infrastructure: walls, ceilings, doors, lighting, cleanroom integrity, and facility walk-throughs.
o Conduct preventive maintenance on utility and facility systems such as exhaust fans, compressed air lines, eye wash stations, and minor plumbing.
o Support basic electrical tasks such as outlet/switch checks, lamp replacement, and troubleshooting lighting circuits.
o Assist with janitorial tasks when required, including sweeping, mopping, and general area upkeep.
o Operate ladders, lifts, and hand tools safely to perform assigned work.
Utility Systems
o Perform and document operational rounds on utility systems including purified water, HVAC, compressed air, chilled water, and electrical panels.
o Support filter changes, system resets, and alarm response per SOPs and checklists.
o Participate in system lockout/tagout (LOTO), startup support, and emergency response activities.
o Assist with minor repairs or parts replacements on pumps, valves, gearboxes, regulators, and support equipment.
Electrical, Mechanical & Refrigeration Maintenance
o Replace lamps, ballasts, fuses, switches, and low-voltage electrical components.
Contractor & Vendor Oversight
o Escort and supervise site contractors performing facility-related services (e.G., pest control).
o Verify scope completion and adherence to site safety and GMP protocols.
o Assist in quality checks, documentation, and work closeout after vendor services.
CMMS & Documentation
o Complete assigned preventive maintenance (PM), repairs, and service requests using the Computerized Maintenance Management System (CMMS).
o Document all work performed with clear, accurate, and traceable entries, in alignment with Good Documentation Practices (GDP).
o Record detailed descriptions of repairs, including:
Observed problem/failure mode.
Root cause (if identified)
Parts replaced (with part numbers if applicable)
Tools and materials used.
Corrective actions taken.
o Capture before-and-after conditions when applicable, including verification of restored function.
o Ensure timestamps, technician signatures/initials, and any required review or approval fields are completed.
o Update equipment history records to reflect all completed maintenance and repairs for audit traceability.
o Escalate recurring failures or significant findings to Facilities leadership for further action or investigation.
o Report follow-up needs for additional repairs, parts procurement, or engineering support.
o Assist in developing or improving job plans and PM instructions based on completed repair history and technician feedback.
o Maintain good CMMS housekeeping: close out completed work orders promptly and ensure outstanding tasks are accurately tracked.
Safety, Environmental & Emergency Support
o Follow all applicable EHS protocols including electrical safety, confined space, LOTO, and hot work permits.
o Identify and report unsafe conditions, building hazards, or utility risks immediately.
o Respond to facility alarms, equipment failures, and emergencies as part of on-call support rotation.
Other Duties as Assigned
o Perform additional responsibilities as directed by management to support departmental or site objectives.
o Respond to evolving business needs, including tasks or assignments outside of standard duties, to ensure safe, compliant, and reliable operations.
o Support special projects, cross-functional initiatives, or operational priorities as deemed necessary by leadership.
o Maintain flexibility and readiness to assist wherever needed to meet site performance, quality, or compliance requirements.

Functional Competencies
Basic knowledge of hand tools, PPE, and safe work practices.
Ability to perform routine PMs and simple repairs (e.G., filter changes, lamp replacement).
Exposure to utility systems (HVAC, compressed air, purified water) and basic facility components.
Can navigate and complete assigned work in CMMS.
Follows safety protocols (LOTO, confined space, PPE) with oversight.
Able to read and follow SOPs, work instructions, and basic technical diagrams.
Communicates clearly with supervisors and logs all work performed accurately.

Physical Requirements
Ability to safely access all manufacturing, packaging, utility, and laboratory areas, including elevated platforms, confined spaces, and equipment pits.
Ability to lift, carry, push, or maneuver tools, equipment, and parts up to 25lbs.
Manual dexterity and hand-eye coordination to perform maintenance, repairs, calibration, and component-level troubleshooting.
Visual acuity and attention to detail to read meters, gauges, schematics, displays, and labels.
Ability to tolerate manufacturing environment conditions, including noise, vibration, heat, cold, dust, and cleaning chemicals, while wearing appropriate PPE.
Must follow safe work practices including lockout/tagout (LOTO), confined space entry, and electrical safety procedures.
After-hours, weekend, or on-call support may be required for equipment troubleshooting, planned maintenance, shutdowns, or calibration activities.
Ability to perform repetitive tasks, bending, kneeling, climbing, and standing for extended periods as required by role and assigned work.
