Job Summary
The Amenity Services Manager (ASM) oversees and supports the onsite facility management staff for Rizzetta & Company. The ASM will be responsible for ensuring that all accounts are provided the highest level of customer service and are operating efficiently and within budget and scope of services. The ASM will potentially work collectively with other ASMs to enhance the product that Rizzetta & Company offers by organizing ongoing training seminars and reviewing new products and services that can be offered to residents at their locations. Also focuses on assisting and processing the administrative and business side of the department while also assisting in the service that is provided to our clients. The ASM is responsible for ensuring that all company policies and procedures are followed.

Experience & Education Qualifications
- Possess a four (4) year degree in Hospitality Management/Hotel or Resort Management/Recreation Management or a minimum of five (5) years of related experience in the field.
- Previous amenity management experience preferred.
- Possess no less than 5 years of supervisory experience with a team of no less than 20 staff members.
Position Requirements
- Successfully pass pre-employment screenings and background/reference checks.
- Possess a valid driver's license and reliable transportation.
- Possess personal vehicle insurance with a minimum of $100,000/$300,000 liability coverage.
- Ability to travel to various office markets. Travel is primarily local, during the business day, although some out of the area travel, overnight, and weekend work may be expected.
- Ability to work independently with minimal supervision.
- Ability to coordinate/manage multiple projects at the same time.
- Ability to interact and communicate effectively with colleagues, vendors and customers/clients of all professional levels in a timely manner.

Knowledge & Critical Skills

- Knowledge and application of Microsoft Office Suite and tracking software (i.e. Tops, Buildium, Track, etc.)
- Knowledge of Homeowner Associations desired.
- Knowledge of Community Development Districts highly desired but not required.
- Knowledge of builder industry is preferred but not required.
- Knowledge of Clubhouse and Amenity operations desired, including general facility or hospitality training also applicable.
- Ability to work independently in a fast-paced environment.
- Demonstrate leadership in maintaining high standards of professional behavior for self and staff.
- Demonstrate organization, attention to detail, problem solving, creative, and independent thinking
- Monitors email and other forms of communication to ensure timely response to reports, board members, residents, District Managers and LCAMs issues and requests.
- Ensures all deadlines for projects and tasks are met.
- Knowledge and application of standard business practices including but not limited to, planning, training, budgeting, and event planning and programming.
- Knowledge and ability to train employee in worker's compensation procedures, including the responsibility of being a mandatory reporter.

Essential Duties & Responsibilities
- Assists fellow ASM in specific projects related to amenities management by Rizzetta & Company.
- Assists RASI managers and onsite staff in maintenance projects/amenity services when needed.
- Fills in for RASI onsite managers as needed for absences (expected and otherwise).
- Attends CDD/HOA meetings as directed by division head.
- Assists as part of a transition team when acquiring a large account.
- Prepares and submits a written site visit summary report/quality audit report to division director.
- Assists Clubhouse Managers in preparing and implementing the following, but not limited to:
- Standard Operating Procedures Manual
- Risk Management Manual
- Provides monthly safety topics to each clubhouse.
- Provides advanced training and standardization to RASI staff of worker's compensation procedures.
- Assists in the preparation of quarterly manager's "Lunch & Learn" meetings.
- Participates in weekly/monthly RASI conference calls and attends all internal meetings
- Prepares project timelines and completion reports for each Clubhouse.
- Attends Board meetings and staff meetings on an as needed basis.
- Develops and/or assists with the creation and implementation of procedures to ensure efficient and safe operations of the community and clubhouse.
- Interacts with District and/or Community Association Managers to better understand the scope of assigned projects.
- Obtains pre-approvals of all projects, funding, and all required paperwork.
- Prepares and submits budgetary and progress reports, bills and invoices.
- Coordinates vendor schedules as it relates to facility contracts.
- Resolves any project issues that arise on a timely manner and appropriately escalates issues to the District and/or Community Association Manager when necessary.
- Manages the initial recruitment and training of new employees.
- Continuous management of employees (i.e. counseling, coaching, training, performance evaluations, etc.)
- Ensures all company policies are enforced including but not limited to:
- Uniforms and appearance
- Attendance
- Overtime policies
- Code of conduct
- Ensures timely and effective communication of all client impacting concerns to Director or RASI
- Ensures efficient flow of communication to all reports to include but not limited:
- Safety updates
- Weather warnings
- Policy changes
- Company information and updates
- Ensures all timecards are properly coded and process bi-weekly payroll for all amenity employees and prepares report for review within required time frame.
- Ensures all monthly expense reports are properly completed, processes, and prepares report for review prior to sending in to accounting for invoicing.
- Monitors all benchmarked division standards, measures, and present findings to RASI director on weekly basis.
- Oversees all human resources required training.
- Responsible for creating and maintaining logs of property information (manager/community contact list and regional teams, maps, gate codes, contacts, special instructions, streets names, trash days, operations manual, security codes and passwords etc.)
- Creates proposals and contracts as needed to include assisting in staffing budget preparation. Purposes to CDD boards as needed.
- Assists in sales and marketing of additional amenity services with the Business Development Department.
- Interacts with other ASM to develop new programs to be offered at amenity accounts.
- Continuously follows amenity market trends and recommends new industry services/products to ensure that RASI is bringing cutting edge recommendations to its clients.
- Ensures each Clubhouse sends a monthly re-cap report of all activities to the District and Community Association Managers while maintaining consistency and uniformity of the report.
- Creates requisitions, interviews, and hires new associates. Assist Human Resources for onboarding of new hires.
- Ad-hoc duties include, but are not limited to, scanning, copying, mailing, filing, storing, assisting administrative assistant when needed, etc.
